Ice Age Fossils, Tesla's Ecological Paradise, and River Walk Sharks

SEE Holding, a real estate developer based in Dubai, has scrapped plans for a 2,300-acre "AI-enabled sustainable city" in Kaufman County following pushback from residents, an investigation by Attorney General Ken Paxton, and a shift in the firm's business strategy.

The company has developed a handful of similar "high-quality, human-centric communities" throughout the United Arab Emirates and Oman, but the largest of those is 161 acres in size. They "integrate clean energy, water reuse, urban agriculture, and circular waste systems," according to a statement from SEE Holding.

Local politicians expressed concern about the Kaufman County project when it became public, and Attorney General Ken Paxton said that "there will be no 'sharia city' in Texas under my watch." Last week, SEE Holding disputed "recent characterizations of the project," insisting it's "inclusive by design."

"Our current direction is focused on delivering a series of smaller, strategically phased communities rather than a single large-scale development," the company said in a statement. "The Sustainable City USA project remains part of our long-term vision to introduce future-ready, net-zero emissions communities to the United States."

A team of researchers led by a paleontologist from the University of Texas at Austin discovered dozens of fossils from several Ice Age creatures in Bender's Cave in Comal County, marking the first time such remains have been found in Central Texas.

Swimming through the water-filled cave with snorkels and goggles, researchers found armor plates from a pampathere—an extinct mammal resembling a lion-sized armadillo—the claw of a giant ground sloth, and fossils from a giant tortoise, mastodon, and saber-toothed cat.

"There were fossils everywhere, just everywhere, in a way that I haven't seen in any other cave," said John Moretti of the UT Jackson School of Geosciences. He and a local caver visited the site six times from March 2023 to November 2024 and published their findings this month in the journal Quaternary Research.

The mastodon and giant ground sloth were forest dwellers, and the pampathere and giant tortoise needed a warm climate to survive. All of the fossils are polished and rounded, and exhibit red mineralization, suggesting a flooding or erosion event swept them into the cave.

Article Icon 1Port of Galveston Unveils Master Plan

The Port of Galveston unveiled a 20-year master plan last week that calls for $2.45 billion in new development, including three new cruise terminals, bringing the total to seven. The Galveston Wharves Board of Trustees approved the plan last month.

Developed in consultation with Miami-based Bermello Ajamil & Partners, the plan projects gross revenue to quadruple from $87 million last year to $344 million by 2045. Cruise passenger movements are expected to increase from 3.6 million last year to as many as 8 million by 2035.

The plan also calls for 600,000 square feet of new retail space, hundreds of hotel rooms and multifamily apartment units, and three new cargo berths, which would increase the port's annual cargo capacity from 3 million tons to 5 million tons.

"We ended up building the fourth cruise terminal about six years ahead of time," said Galveston Wharves Port Director and CEO Rodger Rees. "That's when we, the board, decided, 'Hey, since we're ahead of schedule, let's go ahead and update this master plan.'"

Last Days to Invest in the ‘Nvidia of Energy’ at $7.77/share

Nvidia’s valuation surged by 1,092% in just three years when it became the backbone of AI. But AI has a massive energy problem Nvidia can’t fix.

As AI data centers begin consuming more power than entire nations like Sweden or Argentina, Frontieras North America’s patented technology reforms coal into high-value commodities like hydrogen and diesel without burning it. It creates a technical carbon to replace coal that burns as clean as natural gas. Under a White House that favors energy production on our home soil, it could unlock up to $2.1 Trillion in energy potential.

Here’s why you shouldn’t miss this last chance to invest at $7.77/share

  • “FASF” ticker reserved on the NASDAQ

  • $850M flagship facility breaking ground on April 2nd

  • $20 million raised from investors so far

As a perfect storm of breakthroughs sets up the company for potential valuation impact, you have just days left to invest at the current price. Lock in the $7.77 share price before the window closes on April 9, 2026.

The Next $435B Energy Empire Is Being Minted

In today’s dollars, John D. Rockefeller would be worth $435 billion. But “oil money” is old news, and what’s next might surprise investors in 2026: a $2.1 Trillion opportunity in “clean” coal

Now is the “Rockefeller” moment for Frontieras as they reform coal into hydrogen, diesel, and other valuable commodities (just as Rockefeller did with oil). With a White House that favors domestic energy, the NASDAQ ticker FASF reserved, and land officially purchased for their flagship coal reformation plant, Frontieras is positioned for potential valuation impact.
