RTP 3.0, Knueppel Commits, and Stamp Collecting

The Research Triangle Park is overhauling the rules that have governed its land since 1959, adding three new development types that for the first time allow housing and denser, mixed-use construction across its 7,000 acres.

The Research Triangle Park is overhauling the rules that have governed its land since 1959, adding three new development types that for the first time allow housing and denser, mixed-use construction across its 7,000 acres.

The shift, branded RTP 3.0, replaces the park’s single low-density corporate-campus model with options the Research Triangle Foundation says will let companies modernize and add on-site amenities. The foundation’s board and the park’s tenants approved the new covenants and design standards last week.

The changes track zoning frameworks already approved by Durham and Wake counties’ commissioners. Most of RTP’s acreage sits in Durham County.

The foundation cast the move as a response to threats it sees to the park’s future, including the rise of hybrid work, a soft office market, and competition from newer Triangle hubs in Cary, North Raleigh, and downtown Durham and Raleigh.

Article Icon 1Duke Energy Scraps Offshore Wind

Duke Energy voluntarily surrendered its federal offshore wind lease for the Carolina Long Bay project off North Carolina’s coast after the Trump administration negotiated a buyout of the lease.

Under a settlement announced by the Department of the Interior on Monday, the federal government will reimburse Duke Energy nearly $129 million—the equivalent of its original lease investment—which the company has committed to reinvest in additional generating capacity in the Carolinas.

Those investments could include new natural gas and advanced nuclear technologies, along with grid enhancements. The shift aims to improve reliability, support growing demand in the Carolinas, and keep customer costs low.

Interior Secretary Doug Burgum hailed the agreement as a win-win that advances President Trump’s energy dominance agenda.

Article Icon 1State Buries Unclaimed Remains at Sea

Once a year, the state carries the cremated remains of North Carolinians no one has claimed out to the deep Atlantic off Morehead City and scatters them at sea.

The work falls to the Office of the Chief Medical Examiner, which cremates and stores unclaimed remains for up to three years to leave the door open for a late claim. The state handled close to 900 unclaimed bodies in each of 2024 and 2025.

A medical examiner specialist said some families don’t learn of a death until months later, with relatives now spread across the state and country. Others cannot afford arrangements or decline to take responsibility.

State law requires counties to make reasonable efforts to find relatives before remains go unclaimed.

Summer Hydration, Reimagined

When most people feel their energy fading, they instinctively reach for another cup of coffee or an energy drink.

But what if the problem isn't that you need more caffeine?

LMNT believes the answer often starts with hydration.

Their new Lemonade Iced Tea combines LMNT's science-backed electrolyte formula with real brewed tea, 50mg of naturally occurring caffeine, L-Theanine, and antioxidant-rich polyphenols. The result is a refreshing drink that supports hydration and focus without the overload often found in many high-caffeine beverages.

Here's why that matters: caffeine doesn't actually create energy. It temporarily blocks the receptors that make you feel tired. Your body creates energy through normal cellular processes fueled by nutrients, fluids, and electrolytes. And when you're spending long days in the summer heat, you're losing both water and sodium through sweat.

That's why drinking water alone isn't always enough.

LMNT was built around replacing the electrolytes your body loses, helping support hydration, muscle function, and overall performance, whether you're working outside, traveling, exercising, golfing, or simply enjoying the summer.

Right now, Flyover readers can receive a FREE LMNT Sample Pack with any purchase.
